Westford Foreclosures Buck State Trend, Says Warren Group

Foreclosures have increased this year in most of Massachusetts, but not in Westford.

According to recent data released by the Warren Group, a total of 488 foreclosure petitions were recorded in June across the Commonwealth, but none came from Westford.

While the statewide figure in June marks a 99.1 percent increase from June 2013, the figure was actually lower than May and April and far lower than in June 2009, where there were 2,835 petitions filed.

“The clean-up continues as lenders push through the backlog of delinquent mortgages,” said Timothy M. Warren Jr., CEO of The Warren Group. “The number of petitions filed last year at this time was artificially low due to regulatory uncertainty regarding the proper procedures for taking foreclosure action.”

So far this year, Westford has had four foreclosure auctions as well as two foreclosure deeds, which represent completed foreclosures.

Those figures are fairly comparable to last year, although at the state level, auction notices dipped by 18.6 percent in June compared to June 2013 and foreclosure deeds decreased by 18 percent in June compared to a year earlier.
